So due to the fact that I am not there to visually see the property up close, it would probably be a good idea to have a contractor give me a quote before I close on the property?

Well, I'm new to the market so I'm trying to learn the neighborhoods in the area. I am looking for a SF, at least 2 bed, for buy and hold. Also looking for distressed property to rehab before I fill vacancy. Built in equity would be nice, as always. Haha. In a perfect world. 70k or below. Is this obtainable in this market?

So I need some advice on different ways to fund a rehab. I have enough capital for a down payment however, I want to avoid using all of my capital preserve for one property. What would be the best route to take to address this issue?
