@Thomas S. That’s new to me. I’ll look into that. I didn’t realize I might need a permit to rent it out. And I didn’t think to check to see if it was permitted to have a suite on the property.

@Sean McDonnell I am planning on house hacking for a few years then selling. I originally planned on house hacking a 2-4 unit property but have begun changing my mind because I haven't found any in areas I am willing to live in and not my lender said a building like that could have less value, resale ability and higher interest, all that got me looking at SFH with suites.

I am planning in living on the property. My lender said I couldn't count the rental income until I have had tenants for two years. Is that normal? Sounds long. @Michele B.

@Chace Fraser My lender said I couldn't count rent as income until I have had tenants for two years. Idk if that's normal. As far as interest rates go I guess he had them as a commercial loan with higher interest rates because of the resale ability.

I have considered buying a 2-4 unit apartment to house hack but haven't found one I like yet. My lender told me to consider homes with in-law suites that I could rent out because they hold value better, resale better and could get me lower interest rates. So far I like the idea. Does anyone have experience to share regarding this or thoughts on this?

How do you personally use bigger pockets to build your business? Do you mainly use it for educational purposes or do you find leads (whatever leads means to you)? If so how?

That's all great advice. I wont live in the property forever so if it will appreciate I can deal with what I don't like for a short time. In this area there are a lot of renters so it should cash flow from day one. And @Matt wood I will check out specifically what they are building in the area.

Hey I am a realtor and new to the forums here. I live in Atlanta, I have been looking at the multifamily properties for sale in my area daily and considering buying one to house hack. As I have driven to the properties I haven't found one that I would be willing to live in because I don't like the surrounding area. Has anyone had luck with finding properties in up and coming areas?   I have considered just buying a single family home with a in-law suite instead.
