Why not just ask for $4200 from the first party and narrow the gap between the two and rent to party #1.  Tell party #1 that you have others wanting it, which is true.  Eviction headache and cost is something you definitely don't have to worry about with party #1, not to mention wear and tear.

Interesting take for sure.  With $100,000 cash in hand, the property will be more like in the 400K price point if he were to put 20% down, leaving 20K for closing cost and emergency $.

At the current interest rate and RE market is it possible to make 1K after monthly payment?  My property in that price range bought recently is negative cash flowing.  So I am all ears...

It will give rise to a new option for younger generation.  A 40 yr mortgage!  

Like you mentioned about car buying.  Car buying are made 'affordable' with 6yrs payment instead of 5 yrs.  God knows at some point everything will be based on 60yrs/lifetime payment from day you are born!!

Have you used 'Nix' yourself?  How will interior light affect the result (cool white, daylight etc)?

At what point did the conversion and tax payment occur?  You invest in TD with pre-tax dollars, pay tax in the pre-tax account and then convert to Roth?

Or buy in pre-tax dollars, convert to Roth and then pay tax within Roth? Thanks.

Your other post mentioned about your mom's SIDRA doing lending.  Are you doing the same with yours?  Just curious what is the long term plan as far as minimizing tax in later years as the account in pre-tax become huge?  

Hi members,

I recently met my CFP and he concluded that after all these years of accumulation in 401k it's time to take steps to minimize taxes and reduce/eliminate RMD.  As expected, he recommends Roth conversion and invest in stocks.  I have doubts about his experience in RE, which I believe may be common among CFP.  I am new to RE and would like to hear from seasoned members who have either been in this shoe or who are well versed with this situation.  With limited experience in RE investing my inclination is towards RE, not stocks.  I may be wrong and my CFP's may be right but I am thinking...

Is it better to (1) leave the money in 401k and let it keep ballooning and invest in RE with pre-tax money? 

(2) Does it make sense to buy RE within Roth IRA?

(3)  Since I am already paying tax to cash out 401K, is it better to just invest with after-tax dollars?                                                                                 

I am about 5-7 yrs away from retirement.  I think most successful members here started with RE early on.  Anyone here made the 'switch' from stocks (pre-tax investment/401K) to RE midway or later in life?  I realize there is probably no simple answers but I am all ears from all sources.  Thanks.
