Hey everyone. My wife and I are moving south to Atlanta from Alaska to be closer to family. They are way to far away and we miss them dearly. We are very passionate about real estate investing and making great friends. We will be in town Sept. 5-9. If anyone is interested in getting together for coffee, food or drinks and help us get a pulse on how Atlanta investing is going, we would be forever grateful. Thanks yall. I always wanted to live somewhere its normal to say yall. That is awesome.

Does anyone have any idea where to go to get set up with an IUL? Do you think using an IUL is a good part of a retirement strategy? Thank you for your input.

Hey James. We have not been investing very long.We bought an owner occupied 4plex 2 yrs ago. We should close on 2 additional 4plexs this week. We are just getting started and have some very ambitious goals. I have been immersing myself in as much investing material as possible since finding BP. I have so much to learn. Thankfully folks like you are willing to help.

Hello Scott. Wow I have a lot of figuring to do before I pull the trigger. Thanks for your your input. I would like to talk more about the real estate market in Anchorage. Maybe we could get together next time we are in Anchorage or give me a shout if you are in my neck of the woods. Happy investing to you!

Thanks Thomas. Your background is very impressive. Keep up the good work. I would love to learn more about what you are doing. But first I am going to have to educate myself on the basics. It is fantastic so many people are willing to help one another at investing.

Hello BP world. I am a newer investor. I am very thankful to have found this resource and appreciate any feedback from experienced successful investors. It's hard to believe we have made it as far as we have without it. My wife and I are planning our next move and our future goals. It is very exciting! We are about to close on our 2nd and 3rd properties. All of our properties will be 4 plexes on conventional mortgages. I am currently working on a oil drilling rig (I am over hard labor) and want to take advantage of as many conventional loans as possible before I quit this fall. I plan on starting up a general contracting business again to generate cash by working for ourselves on flips and the BRRRR strategy. I am going to be hands on at first until I build a solid construction team and then transition into a management role. My wife and I are also planning on getting our real estate liscences soon. Does anyone have any experience or advice pertinent to any of our plans. We would use a construction loan and build a 4plex for our first new build. We have the plans and land ready to go. We are not sure whether to build new or find a good distressed multi family and use the BRRRR method. Thanks again.

Thanks Chris. I appreciate your input. They are conventional loans.  Are private lenders hard to find? 

I just found this website and have been amazed at all of the knowledge flying around. I don't really know what I am doing but I am working on that everyday. I am a new to all of this investing stuff but think I made some good decisions. Our first house was an FHA owner occupied 4plex. On my time off from the drilling rig over the last 2 years I have completely renovated it and finished basements on all the units but 1.Which is currently under construction. I refinanced and have 2 additional 4 plexes pending now. I should close on any day. They cash flow very nicely and where sold under value. I only have reserves in our retirement plans and about 10k in cash left. I found a guy about to lose a house (not completely finished) my realtor thinks would sell for over $600,000. It is in not finished. It has everything but drywall, cabinets and interior finishes. It needs about 50k in materials. The seller threw out a price of $230,000 but I know he would let it go for much less. I have 2 loans pending so I don't want to talk my lender yet. I want to finish it myself. Move in refi and buy more rental properties. Problem is I am spreading myself to thin and I have not figured out a way to finance this great investment and I worry I have not built up enough in reserves for my current 3 properties. Am I off my rocker. Can I find a lender? Any advice please and thank you.
