I am in pursuit of purchasing a 7 unit apartment building. The area is good. The cash flow potential is very good according to the asking price. The bank needs two years of rent history to assess the value of the building. The owner has kept poor records and gave me a fumbling handwritten description of rent paid and vacancies to pass on to the bank. He has no rental agreements in writing. WOW! As I was viewing the property with the owner, he admitted that most of the tenants paid in cash (he swore he reported it to the IRS)(?). The property would be a good addition to my portfolio but I am not sure how to accurately estimate the value due to the poor record keeping by the owner. Any advice in purchasing without solid records?

Hello everyone in the Bigger Pockets community!

My name is Kevin Rogers. My wife is Tracy Rogers.  I am a professional studio guitarist and contemporary worship leader at a great church. I have always had a passion to be an entrepreneur and bring in multiple streams of income. My wife and I have dabbled in real estate with a couple of flips and have purchased several buy and holds since 2003. We have had some success but never taken it as seriously as we should have. Recently, as I was in a state of frustration, I racked my brain about ways to become financially free. "How in the world could we possibly gain control of our financial future?"  A real estate investor friend of mine turned me on to Bigger Pockets. As they say, the rest is history! My passion for investing became front and center! My wife and I are ready to go ALL IN and become another Bigger Pockets success story. We are just starting a new focused journey and need this community big time. We are incredibly thankful for Bigger Pockets! Looking forward to meeting and developing relationships with you!
