Post: Buying or Renting Advice

Hello Everyone,

I am moving to the Washington State Seattle area for a new job opportunity. I currently own my home in San Diego, CA, and am looking for some advice on whether I should buy or rent out in Seattle. I have been doing some research but the market in the Seattle area appears to be a bit high for investing. My plan is to live in the house while in the area and either rent it or sell it once I decide to move. I am opened to any advice.

@Andy Eakes @Jason Wray would me currently not being employed effect the refinancing process? Also how would the purchasing of a new property be affected with me not being employed with it simply go off my wifes income?

I am looking for some advice on how I should move forward in my Real Estate Investing. I currently have two VA loans out one which I am using as my primary residence in San Diego (Town Home) purchased 1 year ago. Another home that is also under a VA loan in which my parents live (approx 1 hour north of SD). I was able to keep that first home under the VA loan due to change of circumstances where I moved back to the San Diego area for school. My current situation is that I no longer work but I do get VA benefits so that is what I use as income and my wife also works. Recently i have been receiving plenty of cash out refinance offers in the mail and I have been thinking about refinancing and using that money for another property out of state. Any advice is welcomed.

@Trevor Haney yes i did see that the problem in my situation right now is that i already have 1 VA loan out in a different county leaving me with an entitlement of 400k left for my purchase in San Diego. After speaking with my broker he explained that the funding isnt the problem its the amount of down payment i can come up with to cover the 25% down on anything above 400k. I currently have roughly 50k saved to use as a down-payment for that reason my pre approval is 585k.

@David Pere Thank you for the recommendation David! At the time and the way the market is currently looking in San Diego taking the 50k out of of state is the best option. Thank you

Hello everyone, I am hoping I could get some advice on trying to make the right decision here. I currently have a VA loan already in use for a property purchased in 2017 my father is currently paying off the mortgage with me making no money off this home. I am currently searching for a new home in the San Diego area while using a second VA loan. Currently I am pre-approved for a loan of 585k with a VA entitlement of 400k so anything above 400k i would need to put down 25%. With the housing market so high right now i am leaning towards purchasing a townhome for around 420k so I can save the 50k down payment and use it for out of state investments in places like Arizona Phoenix area. I would love to listen to all of your opinions on this. Thank you in advance!
