Hey @Kevin R Thompson, this sounds like a decent idea to me.

You are looking for a place to stay for a few months out of the year and a way to offset the cost.

I would love to see the place you are considering. What is the purchase price? Those numbers look OK for an inexpensive place if they are accurate.

Post some pics of the place so we can get a better idea.

@John Underwood has it right I think. With the theme parks being so expensive, people who want to go will be looking for a decent deal on a place to stay.

It is a bonus if it is in a resort type area with other amenities the could be appealing.

Thanks, I'll post some pics on a few of the places for sale. The one I had the screen shot of is listed for $59k.

What is the lot rent like on something like that? There are mobile home parks near the beach where one of my properties is located. I was surprised to learn some of the lot rents are in the $1,400 mo range.

The lot rent in this particular area is around $900-1000.

Here is one of the properties listed, it looks like they have a Murphy Bed in the Florida room. Most look like this and are in this price range. We would update it and add some theming regardless of which one we were to buy. Sherwood Forest has a heated pool, dog park, mini golf, pickleball courts and is 5 miles from Disney. A look on airbnb and vrbo show multiple places in this resort listed.

We can cover the costs with out needing the income, but if it can help offset our costs, even better.

We like the Kissimmee area, are huge theme park fans and have been going every year since our honeymoon in 1998. We also love the Venice area, as well as St Augustine. Kissimmee/Lakeland is a nice central area until we can decide where we want to buy in 3-5 years.

Looking for some feedback on a plan we are considering: I am 55 and retired, wife is 51 and also retired. We are looking at purchasing a manufactured home in FL to use as Snowbirds from Jan thru April, maybe a few weeks throughout the year. We have looked at some properties in the Lakeland area and some in the Kissimmee area. Properties are in the $20k to $60k range ( we want an inexpensive place to use for a few years before we decide where to actually purchase a house)

Lakeland is less expensive to purchase ($20-40K) and typically lower lot rentals, but no opportunity to STR the properties as they are in 55+ parks.

Kissimmee has higher purchase prices ($45-60K) higher lot rental fees but the ability to STR. The properties I have looked at are located in Sherwood Forest and they seem reasonable for what we are looking for.

Our thinking is since we will have monthly costs regardless of where we purchase, buy in Kissimmee and have the ability to offset most of the costs by STR the place, especially during some of the peak vacation times. If it turns a profit, great, but if it breaks even or reduces our costs, that is fine as well.

We currently have a couple of LTR properties in Vermont, but the STR market is new to us.

Any insight would be appreciated!

Thanks

Here is a screen shot of one of the properties located in the community that I got from the current owner as we were talking about purchasing it.

I would call these more of a vacation cottage vs manufactured home. They are located in an RV resort and there are quite a few in this place that are listed on the STR sites.
