Hey BP!

New to the area and want to grow my team in ATL so that out of state investors feel comfortable with being completely passive.

Any recommendations for ATL?

We currently have 3 units under our belt with $700K under management. However, now we are looking to get involved with an apartment syndication. 2 of us attend Boston University (Computer Engineering, Real Estate & Finance) and 1 recently graduated Tufts with an economics degree. 

We are coachable & extremely eager to learn. We are also Atlanta-based, so we could best assist other Atlanta synidcators.

@Bryan Hancock Thank you for the advice. You bring up a good point that we need to offer enough meat on the bone to entice  a KP with a successful track record. With that being said, we are more than willing to offer a good chunk of equity to an experienced syndicator to hop on board. If you happen to know any individuals that fit that profile, I would greatly appreciate the connect. 

My business partners are I are looking to syndicate an apartment deal in the Greater Atlanta Area. Collectively, we have a lot of the key components for making a deal come together. This includes attorneys, CPAs, general contactors, brokers. We are very proficient at underwriting deals and have a solid deal flow coming in. In addition, we have the resources to raise capital and a strong network with influential locals. 

Our main need is to find an experienced KP that is willing to oversee the operations and provide us the credibility for a successful deal.

Do you have some advice on how we can make this happen/know any experienced syndicators that would be interested in guiding this deal?

We are seeking private money to acquire more off-market, small multi-family properties here in ATL. We are repositioning C-class properties in A-class areas in order to optimize both CoC return and appreciation.

We typically work with seasoned investors who would like the opportunity to invest in these off-market deals with a team that is dedicated to facilitating deals in a seamless fashion. This is possible through our built-out team which includes but is not limited to our: GCs, CPAs, attorneys, and project managers. 

We are looking to find the best platform/place to meet more investors that are interested in investing in the multifamily market here in Atlanta. We have used resources such as Facebook groups and webinars, with some success, but are now looking for other ways to contact people serious about expanding their MF portfolio in Atlanta.

We are seeking to work with investors who are interested in penetrating the Atlanta real estate market.
