For people who have at least one investment property, what is one thing you wish you knew before making that first investment and/or one thing you would've done differently for that first investment property? Looking into making my first investment, so curious what people's thoughts are!

What are some tools that people use to figure out what comparable homes/units are charging tenants for rent in an area you're interested in investing in?

Hi Benjamin,

I put about 12.5% down on the primary. Would have to go back through the documents to see if it was an owner-occupied loan. Assuming it is though. But yes, I definitely need to get on the phone with some lenders to see what's out there for options available to me. And yes, need to get in touch with Ed as well!

Thanks Caleb. My wife and I just bought our own house a few months ago, so I most likely wouldn't be able to live in 1 unit there. Any other tips/tricks for low money down that don't involve physically living there? Open to ideas!

Appreciate the honesty. New to all of this, so the hard truth is needed. Probably erroneous of me to include "no money down" in that post, as I realize that's not realistic. More so just wanted to make it clear that I was not looking to put 20% down anywhere. With that said, probably looking for something below $600K, put around 5% down, and another 5% toward fix-ups. Definitely will be saving up, as this is probably more of a spring/summer endeavor, but am just doing some due diligence in the mean time.

Correct, ideally a 2-4 family spot. Didn't really have a high-rise in mind, but wouldn't necessarily rule it out if it were the right deal. The place doesn't necessarily have to be vacant, would honestly be great if there were already tenants in it, but not a requirement.

Not a veteran. Would like to keep the money below six figures, but would rather not flirt too closely to that line. And I'd like that money to cover the down payment and some fix-up expenses, as I most likely would be hiring out some of the fix-up expertise.

I would not be living in this property, this would be strictly held as an investment property. With that said, I don't think a high-crime area would be my first choice. So safer would be better, but am open to suggestions.

Curious to hear what you think based on that.
