Yeah i hear a bit about syndications, i gotta get my funds together for that.

Have you ever considered investing passively in a syndication? Once you get a grasp on the process, you can partner on future deals, as a general partner and help with asset management and raising money.

I have been made aware, i just have to get my capital up. I understand it can take 25k minimum? So i am saving and grinding

Wow nice. Would i need to google companies that have turnkey rentals or what's best way to acquire?

A great way to earn passive income with RE is to invest in a Turnkey. Make sure it is from a TRUE Turnkey provider. The company should own the property first. They do the entire rehab while they own it. Place a tenant PRIOR to closing. After you close on the property they should also stay on as the property management and NOT just push you off on some other company when they are finished with you.

I 100% agree with Tom. I bought a turn key and I have property management. It hasn't taken very much of my time and has provided me with an above market return.

I can't find any comparable sold houses then if i have to go by that. Any alternatives? Everything else is newer. It's had a bit of updating though

Hi All,

Think i may be submitting my first offer. The house was built in 1945, has had updates. Wondering when i do comps, i was taught to do no more than 10 years before and after. Is this correct or how do you all do it?

I still feel that DMM is a very inferior way of marketing, but if for some reason you need to stick with DMM, your best bet is to send your DMM traffic to your website.

Create a specific landing page for that specific traffic.

If you are targeting pre-foreclosures, create a solid pre-foreclosure landing page to receive that traffic.

Focus on the credibility strategies I teach and you will convert a HELL lot better. I promise you this!
