Why not try to pitch to your partner the investment opportunity the way you would pitch to the investor you are trying to find.

Are they worried about touching the equity or the whole RE investment idea all together?

As a few other people have mentioned I would strongly suggest engaging a GC or Construction Manager. The main reason is you will need to have someone onsite everyday acting as a representative of the prime contractor. One for safety regulations and two for coordination of the subs.

The other reasons are as follows:

1) you questioned where to “market your bids”. The GC will have a lot more connections to subs and will actually be able to gather more and better pricing for you as some subs won’t even bother pricing to “one off developers”.

2) GC’s have systems and all kinds of document templates in place to deal with all the usual items that come up managing construction projects.

3) They should have a superintendent that can troubleshoot the drawings before the issue comes up on site. Even with a great consulting team who have had significant amounts of time to coordinate all of their drawings, there will always be issues. I have never seen a construction project with zero RFI’s. Solving the issue days, weeks or months before the trade is on site could save you thousands of dollars.

That being said. Not all GC’s or construction managers are created equal. You want to find one that specializes in your type, and size of project. References from your design team as well as your major “pre-chosen” subs is a great place to start.

Installing “abuse resistant” drywall at initial construction stage should solve most of problem number one. It is manufactured with a reinforced core and is denser than a standard drywall. Back when I did institutional building construction it was the economical alternative to Concrete block walls.

Unfortunately I don’t have any great answers for your questions 2 & 3 except try to talk to your door and window companies thats also service the commercial / institutional building markets.

I know this post of yours is quite old.  Did you ever end up finding a partner for your Mt. Pleasant project or did you end up moving on to bigger and better things?
