@Shawn McCormick Thanks for the great feedback. It does help to make a decision and lean more towards the metro detroit area as I know the area around there. Hearing from another Realtor/Investor in that area and their feedback is the best I can get and exactly what I am looking for so I thank you very much for this answer. It is truly much appreciated.

Thanks for taking the time to respond Gil. Based on researches I have done, many people like investing in Orlando FL right now so I was looking there for now. However I haven't contacted an agent there yet and only searching through website like zillow and such.

I am in the work with a Real Estate agent of buying a quadplex or 2 duplex in the metro Detroit area. Most of the building have some work needed on them so I am looking at a turnkey instead. 

Would you recommend the Detroit area to be a good investment right now as I live close to it? Or would you recommend an out of state investment for now as my first rental? I will be hiring and management company either way.

 My wife and I currently owns a single family home that can sell for 80% above the price we bought it for. It is getting old and I feel renting it would cost to much money to repair. I wanted to buy a quadruplex and rent out each unit. I’m not sure where to start as far as if I should sell this house, invest in the multi family home and live there or should I just invest in one, rent out all rooms and move in to a new house? I am new at investing in real estate and currently do not have any rental properties. I only own a single family house.
