Hi BP community. I'm in the process of selling off my portfolio of 13 rental units in order to acquire units with lower capex/repair expenses. I am going to hold one single family in Willington that I fully renovated in 2023 and I'm also under contract on a 3 family in Hartford that was fully renovated in 2022. I'm looking for a PM. What's critical to me is minimizing liability while maximizing cash flow. PM recommendations are greatly appreciated!

Hi. My primary residence is held within a revocable living trust. I am applying for a HELOC and my lender requires a signed opinion letter from an attorney confirming certain conditions are met. I can supply the trust, lender conditions, and also the opinion letter I drafted in full after reviewing the trust vs the conditions. I am looking for an attorney able to review the docs and then review and sign the opinion letter. Please private message me if interested with a cost to complete.

I have been investing in real estate in my local market for 10+ years (flips, private lending, rentals). I am currently in the process of selling my portfolio of 13 rental units spread across four properties. In CT, nearly all multifamily properties are old (late 1800s to early 1900s). Insurers have become extremely conservative over the last year. I'm down to one company willing to insure my properties at reasonable rates. Additionally, maintenance/cap ex expenses are high due to age. The CT market has been great from a wealth building standpoint, but poor for generating predictable cash flow. Due to planned changes in my families income situation, I need to shift my strategy. Currently I am exploring investing in new construction rentals with the goal being to better calculate cash flow at the front end with maintenance/cap ex expenses being low for a prolonged period of time and predictable. If anyone in the BP community is aware of any current opportunities or has advice they are willing to share, it would be greatly appreciated. Being out of state, I will also be seeking an investor friendly agent and also a great property manager.

I am closing on a triplex in Meriden, CT this week. There is a two car garage that requires demo (see photo below).

Looking for recommendations for an investor friendly contractor able to cost effectively demo and remove the garage from the property.

Hi All,

I am closing on 2 triplexes (Meriden, CT) and a single family home (Willington, CT) this week. 

The single family home requires a full cosmetic rehab (new kitchen, bath, paint, etc.) in order to be made rent ready. All units of both triplexes require full cosmetic rehabs as well. I have developed a detailed scope of work for the single family home for quoting purposes. My goal is to complete the quoting process and start the rehab within the month of August. I plan to complete the rehab of all triplex units over the next 6 to 12 months, as tenants move out. 

I would appreciate contractor recommendations . My goal is to build a long term relationship as I plan to continue to purchase rental units with value add potential. Aside from offering investor friendly pricing, I am seeking contractors that have near term availability, perform high quality work, and that are timely and detailed oriented.

Hi All,

I am looking to add a mortgage to a single family investment property that I own in full (no mortgage). I have searched the web, but cannot find a means of comparing the rates being offered either by large or community banks. Any guidance on how to identify the best available rate is greatly appreciated!

Looking for either a recommendation for a solid PM to manage a rooming house in CT or advice on how to find one. I have a few opportunities I am considering in central and coastal CT, but I am not able to self manage and thus need a PM. 

I'm in the process of reading J, Scott's "The Book on Estimating Rehab Costs". It's a good read and very informative, but I'd like to systematize this information to more efficiently analyze properties and obtain rehab estimates. My initial thought is to generate an excel doc to capture, organize, and automate this process, but hoping there are more sophisticated options available. I'm looking a recommendation for an app/software/etc. to generate a rehab scope of work (based on physical or video walk thru, ideally with ability to ballpark cost based market norms or user inputs). Thanks in advance!
