My partners and I are getting close to purchasing our first investment property. Before we get started we would like to come up solid written business plan that is organized in a clear and concise manner. Does anyone have a go by? We agree on the direction and how to go about it but we would like it written in a professional outline that has been done before. Just looking for a template from people who have done it before.

I am started doing research roughly 2 months ago in real estate investing. Trying to gather as much information as possible before i jump in. How do you find wholesale buyers? If a hypothetical studio in Arlington, VA is to pop up, how can you find potential buyers and determine if its a good property to buy?

We currently own and are looking to move. So our research on the housing market in the area has been mostly for ourselves. Not rental properties per se. we do have equity in our current home and plan on keeping it to rent out after we buy. 
As far as cash we have some and someone that is going in on this with us. 
Research wise I have been listen to BP and Rookie Real Estate. Currently Listening to Brandon Turner The Book on Property Investing. Next was going to be little to no money down. 
Yes, we are willing to look elsewhere. Just need to do more research on finding the market we would be comfortable with. Thanks for the replies. This is the first time I have posted on anything.

I’m trying to break into to the market with a partner I have. Doing research (reading/podcasts/etc.). Mainly trying to find the best market in a time like this. Homes around me are still through the roof and with rates going up it is unaffordable for me. Any tips you all can share are welcome. I am hoping I can get in before the end of the year. Just need to an opportunity and the courage to do it.
