All great advice. Thanks everyone. Biggest take away is the potential revoking of a future license. I have been toying with the idea of targeting areas that have put a recent limit on STR licenses… finding properties that were over bought expecting an STR and seeing if I can find a deal. Let me know if anyone has experience in this. Would like to connect with someone with more experience 

Does anyone know how much the actually find is for running an STR without a city license? I have been on the waiting list for years and running out of patience…
