@Greg Dickerson Thank you for taking the time to respond and help.

What i have so far is a conceptual design and i'm currently finishing up the plans through chief architect.  Im also working on the estimates for soft and hard costs. Market analysis is complete. 

What kind of package would i need to put together before i go in front of a lender?

@Tarik Turner Thank you for the quick response. I have experience in ground up construction. Just no experience in the loan aspect of it. Can you point me in a direction to research lenders/experienced brokers?

Need some advice so that we can go down the correct road. Me and my partner have a little over 200k in equity in one of our homes. We want to sell that home and use the money for an 11 unit apartment building being built behind one of our SFR that is zoned R3 and in a neighborhood of multifamily homes. We believe the land isn't being utilized to its full potential. How should we go about getting a new construction loan. Should we sell our home first. Or get ahold of someone first for the new loan? I've built plenty of SFR's from the ground up and have all specialty contractors that I'll need that have worked on both SFR and commercial properties. Any help would be great.

Me and my partner recently purchased a SFR in Modesto,Ca that is zoned R-3. We've researched from top to bottom and basically want to get some advice from experienced investors. We've done the market analysis and have the subcontractors for the specialty trades that were not licensed in. The city will allow us to build 11 units on the back part of the lot and not have to tear down the SFR. We are currently working on the plans through Chief Architect. What would be the best course of action from here. We're also currently working on the civil work for the property, topography, grading, utility location etc. Any and all help would be greatly appreciated. Thank you
