When declining an applicant who does not meet your credit score requirements or has issues on there credit that raise red flags do you have to send them special notification or would a standard phone call letting them know be sufficient.  The service I use to obtain this information automatically provides them with a copy of the report.

Thanks for the additional input. I know I don’t plan on using Venmo as it is easy to hack. Maybe they have done some upgrades to security but my sister had a really bad experience with it.

Thank you Nic that was some great advise. I started requiring renters as well so for them being able to do it all at one place is great!

Theresa there is a way for them to transfer directly into your bank account but not sure if I want to go this route.

With the Corona Virus pandemic going around I'm curious how many of you collect rent via online methods.  I am a relatively small owner of a 4 unit & a 2 unit that I manage myself so I don't have the scale to build a website like a larger investor/property manager.  I've had several inquiries when collecting application fees if I accept venmo or cash app which I do not.  I'm wondering if anyone uses these options or paypal to collect rent and if so has it been something a majority of tenants use or do they still drop off some sort of physical payment?  I am very cautious with using any application or facebook due to the security risks involved but was considering paypal as an option. 

Any thoughts would be greatly appreciated.

I don't really have any experience in this but if the two good ones have been there a while you could maybe give them a small credit on rent as a "apology" for the issues the other tenant has caused them.

Hi Will thank you for the help on this.  I ended up going with a different tenant in the end but should definitely do more research on that before I list additional in the future.

I'm working on renting out one of my units and had someone apply who is on rental assistance.  This is my first time coming across an applicant who has this so I am not sure how to verify this.  I am also not entirely sure how this works does the tenant pay the full amount or do they pay their portion and the government send me a check as well?  Any advise is greatly appreciated.

The nice thing about my duplex is my girlfriend lives 6 houses away so I literally will be driving by several times a week.  Definitely a good idea to limit the number of pets.  Hopefully with what Marcus was saying about meeting the dog before the lease is signed you can determine if its going to be a dog that will bark constantly.  I think I would put in any addendum that any pet waste needs to be picked up immediately or face a fine/fee.  I know  where my girlfriend used to live they always had to pick up right away even if its right next to there patio not in anyones way.

Hi Marcus,  I think your onto something with that kid deposit/fee =D but I have heard that also.  That is good to know that they tend to be a little more honest/upfront about damages.  I did list dog friendly but had a weight restriction of 40lbs being that it is on the second floor.  I do like the idea of meeting the dog first to make sure that it is friendly and well behaved.
