Should I create an LLC to buy my first rental properties under? Are LLCs necessary for real estate investing? I plan on growing my properties each year and want to keep them under the same LLC and grow the company while also protecting my personal assets.

Also, how do LLCs get funding for deals? Do banks approach funding a real estate deal for an LLC the same as an individual and run the owner of the LLC's credit to approve the funding?

I have recently come across some units in an ideal location to set up corporate housing. Has anyone dealt with corporate housing before and have any dos/donts or tips on how to structure these types of rentals with companies?

My partner and I are planning on purchasing a 4-plex together and he is planning on living in one of the units. How would we structure the partnership so that it is fair to all parties since we will only potentially have 3 units rented out instead of all 4? Can this strategy work?
