It's great that you're getting into real estate. I started with a turnkey property, and it really helped me learn.

I faced a similar situation when I had to move for work. Instead of selling at a loss, I rented my place out, even though it didn’t cash flow much. It gave me time to wait for the market to improve, and I used my savings for a down payment on my new home.

I know someone who hit a million in net worth through rental properties in about seven years. They started with a small house hack, living in one unit and renting out the others. Over time, they reinvested the cash flow into more properties, focusing on areas with good growth potential. Networking with local investors really helped them find solid deals.

When I started investing, I found it appealing because it's a tangible asset you can see and manage. It usually appreciates over time, plus you can earn rental income. Compared to the stock market's wild swings, real estate often feels more stable.

Good agents are irreplaceable when it comes to spotting issues with the properties which might end up costing you way more than the commission fee. As an agent myself, I always try to improve, and at https://smartagentalliance.com/ I get the guidance I need.

In CS2 trading, raising funds to acquire rare skins is pretty common, especially if you're looking to flip them for profit. You might only sometimes have the total budget for a high-tier item, but you can still bring value by offering other skins, in-game items, or trading expertise. It's a bit like syndicating a deal in real life. If you can show that you're experienced in the market, some traders might trust you to pull off a profitable trade even if you're not putting in as much cash.

Regarding skins, being creative with your assets can help you move up the ladder. For example, researching deals on specific items, like AK47 skins, can be a smart way to start building your inventory without a huge upfront investment. So, if you are interested, this article: https://skinsmonkey.com/blog/cheapest-ak47-skins-2 can help you

Post: Google Docs? MS Office? Others?

I’ve been using Google Sheets and Drive for a while now to keep track of my investments, and it works pretty well for me too.

Expanding your storage could definitely help if you're sticking with that system. One thing I did was create templates for different types of investments, stocks, crypto, so I can quickly update them without creating new docs from scratch each time.

If you're open to trying something new, I’ve also used Excel, especially with its built-in templates for tracking finances. You can get Microsoft Office at a pretty decent price on this link if you're looking for something more powerful than Sheets.

For lead gen, I’ve had good luck with a few tools. I use HubSpot as my CRM—super easy to navigate and it syncs up well with other stuff I use. For finding off-market properties, PropertyRadar has been a lifesaver for me.

On social media, I’ve had success connecting with property owners and fellow investors through Facebook groups and LinkedIn. Direct mail still makes an impact too, especially when you’re targeting specific areas. To keep everything organized, I swear by Asana for task management; it keeps me on track.

I had a similar experience and initially tried to sell my house myself. However, I reached out to specialists for advice on pricing, marketing, and legal matters. Consulting experts can help you sell your house efficiently and avoid common issues. It was the best investment!!

Quote from @Dekota Oechsle:

Find a local REI group that does meet ups and start going. Deal Makers Atlanta is having a meetup tonight 7/25 in Newnan. You can find them on Facebook. There is another group that meets monthly in Buckhead.

Can you give some details on the meets in Buckhead?
