Investors should always look to invest in markets that have population growth, and not where people are fleeing. Texas leads the nation in that category.

Two schools of thought here. Maybe sometimes negative cash flow is ok. What do I mean? The less down payment you come to the table with the more appreciation you are going to get out. This especially applies to the Texas market which is known for great appreciation. Second, if you insist on positive cash flow you just have to find the builder deals. For example, I currently have a new build duplex that I can get a 4.75% 10 year arm on for little to no points paid by the borrower. You do need 25% to 30% down but the rate and down payment solves the cash flow issue.

With less socialization and in-person interaction in our world today, self-managing your rental property from a distance can be stressful and a full-time job. Finding a property management company that you can trust with your investment can be a weight off of your shoulders and provide "mailbox" money to you without you having to lift a finger (except for when you have to grab that money from the mailbox).

The cost of property management services varies, but any great trustworthy property management company can outweigh the cost substantially by providing you with time-saving services that handle the day-to-day operations of owning a rental investment property. And we all know time is money! Such services should include:

- Creating enticing market listings and ads promoting the property at its best for high demand

- Rental market expertise to provide recommended rent amounts for your property's market without recommending an inflated rent amount scaring away potential tenants or recommending a deflated rent amount causing less of a return monthly

- Physically showing the home to potential tenants

- Collecting/depositing monthly rents and bill paying

- Vetting/screening applying tenants or managing non-paying/troublemaking tenants

- Resolving maintenance repairs by hiring professionals to care for your investment

- Turning your investment property move-outs quickly for new tenant placement

Look for all of the above listed services and more when researching property management companies to receive the most return on investment!
