Hello,

My wife and I are wrapping up rehab on our first investment property. We've already spoken to to some folks about refinancing and we'd like to have something to look forward to on the horizon. Can anyone suggest solid wholesalers operating in N. FL: Leon, Jefferson, Gadsden, Wakulla, and Madison Counties?

@Melvin List thanks for the reply. We paid cash for property and all rehab. In our name, but also wondered about putting property in an LLC. First time out so learning as we go.

Hello all, we are currently finishing the rehab on our first rental property and I wanted to see if the group here had any suggestions about investor friendly financing. Hoping for a LTV of 75% or better. Any thoughts?

Hardie costs more, but it will last longer than vinyl.  Vinyl can crack and split.  It does not take abuse well.  If you go with Hardie, prime it with your own primer (no oil) and then paint.  It will last "forever" if installed and painted correctly.  Depending on the current siding and style of the house, you may be able to get away with siding the lower half in the Hardie.  That is where the majority of rot occurs.  You can run a trim band horizontally around the building to separate the top and bottom siding.

Thanks, @Siye Baker! Great advice and much appreciated. We have seen the student areas and they look well lived in for sure. Still tentative if that's the route we want to take. May take you up on walking a few properties, and always good to know there's a GC out there who has been on this side of it. I'm not sure what the forum rules are about sharing info, but if you're allowed to forward your contact info then please do. Thanks!

Hello all!

My fiancee and I moved to Tallahassee, FL about 8 months ago. I came for work and she has since followed and found work. We love it here and intend to stay from here on out. 

We found a wonderful historic home to care for, but are also interested in getting involved in purchasing rental properties and possibly flipping. We have done neither before. However, both us come from strong organizational management backgrounds and I often joke that my fiancee has enough skills to breeze through a GC test. The long and the short of it is that we are both motivated, organized, and realistic people who think we can succeed in real estate. Still a lot to learn, but we are enjoying that path. We'd enjoy meeting people in the area or seeing what groups are getting together for RE investing.
