Hi Eugene,

I'm retired Air Force myself who wishes I got into the real estate game while I was in. I'm planning on buying my first property in the next 6-9 months. If I had started early like you and Adrian are I might have had an income replacement before I hit retirement. As they say, there's no time like the present.

Good luck, I can't wait to hear your success stories once you return home.

Sorry for hearing about your wife. I have a friend and fellow real estate investor and his wife also battled cancer. He was able to be with her during the treatments and spent a lot of time with her. So I kind of knows what you're going through.

That's the beauty of real estate investing. You have time flexibility. If done correctly, it can be passive.

Thanks for sharing your obstacles to apartment investing. Sometimes, investing just passively can be the solution specially given your circumstances. The last thing you want to tell your wife is you can't be with her because of real estate investing. I don't recommend active apartment investing at this point. Active apartment investing will require 15-20 hours a week of your time and you might as well devote that to your wife right now.

 Thanks Michael. It definitely makes you realize there is no time to wait to live life. My wife is definitely my biggest priority. I would definitely not put apartment investing over her health. 

I read through your whole story an it was definitely motivating. It does encourage me to get started at something and hopefully scale to apartments when I have more time to focus on it.

@Matt Lefebvre congrats on getting such a smoking deal. I've yet to do a deal but plan to pull the trigger by the spring 2020. I'm looking outside NH though because of the hot market and the high cost of entry. 

It's awesome you pulled this off. I'm more than double your age and wish I had started when you did. You're off to a great start.

Thanks Daniel. I actually meant to type STR for short term rentals. Dover's a cool little town with easy access to the Seacoast and UNH. It seems like you would have a lot of potential traffic.

Welcome aboard @Daniel Marcoux. I'm just starting out in the process myself so I can't offer much in the way of advice. I'm in the Nashua area and haven't purchased my first property yet because of the high cost of entry. Personally I am looking into BRRRRing as much as possible increase velocity over time. I haven't gotten the financing piece worked out yet although I have great credit and have a pretty good paying job. That's why I am looking at longer distance to start.

Good luck in the journey. I look forward to hearing about your progress. It seems like your area would be primed for SFR if that's an option for you. It seems like MFH is a great way to go in NH also. I'm interested to hear about your house hack.

@Mark Page I'm glad you asked the question and are getting the answers you are getting. I am in a similar situation on the other coast. I'll be 47 by the time I buy my first rental and want to be replacing my 6 figure by 55 at the latest. It's also to really press into deepening my relationship with my wife, so I feel you.

I'm looking more multifamily, but I'm early in the game and still in the learning process. I'm devouring books like crazy and shooting for my first purchase to come in late 2019 or early 2020. I need to get my knowledge base up as many have mentioned.

My wife has a legit need for a service animal due to a debilitating disease, but the ease of getting an emotional support animals is ridiculous. Someone can literally go online, as Peter mentioned, and have a certificate in no time at all. The animal doesn't even need special training. 

Unfortunately, I don't see this trend changing because someone who wants to own a pet, but isn't allowed due to apartment restrictions can just go out and get a certificate. 

As a former cop and retired military, I always carry concealed. As many people have mentioned, open carry either makes you a target or makes others feel like you are the threat.

On the subject of using a gun vs hands vs knives, it is most important to remember your brain is going to be your most powerful weapon. Avoiding violence at all costs should always be the ultimate goal. I would suggest reading, When Violence is the Answer by Tim Larkin. He is a self defense expert and he starts the book with this quote. "Violence is rarely the answer, but when it is, it is the only answer."
