@Ethan Hamilton Thanks for the info. With Bank of Nebraska are they loaning directly to the LLC or are you getting the loan under your name and transferring to the LLC? If transferring, are you seeking their approval first?

Completely agree with what @Account Closed said.  Most newer homes have dampers and they usually have to be adjusted from season to season.

Any thoughts on forming one multiple-member LLC (owned by my partner and me) that owns separate single-member LLC's (1 for each property)? Also, I'm assuming that I need the lender's permission to quit claim the deed?

So, I'm having a hard time trying to decide if going the LLC route is right for me. The benefits of an LLC are pretty obvious but the dangers of not finding friendly lenders or having a loan called by the lender for transferring to the LLC are pretty scary. Does anyone have any experience in the Omaha area with LLC-friendly lenders?
