Aaron, thank you for your reply. Yes, plenty of talk about JV but not too much hard evidence. I am going down the good friend route but we have all recognised that we want a JV agreement in place essentially to maintain the friendship throughout the investment. I will keep looking. Thanks Kevin

Chris, yes 100% true. Real Estate here depreciates which is the reason I NEVER buy brand new properties. My strategy is to purchase 20-30 year-old apartments that are still desirable for renters and hold. The Japanese Real Estate bubble that burst in 1997 brought an end to property speculation and increases in prices. However, things are starting to change and I have had friends purchase property that increases in price. I recently sold a small building I held for 12 years and may 15% capital gains. But the wise strategy is to buy hold and enjoy the ROI from rent, I buy properties that gross 8-10% and net 6-8%.

This is the reason why, when investing in Japan, you MUST purchase in a city and very close to a railway station.  A contrary idea to many of us.  But there you go!  If you are offered a deal in Japan that looks to good to be true, get on BP and discuss it with others already set up here.  There aren't many foreigners invested in Japanese Real Estate but the ones I have met are friendly, knowledgeable and willing to help, it is a great small community here.

So buyer (or person who receives the house for free!) beware, the devil is in the details but please take a look at my VERY short article about this topic and invest wisely - DD every time.

Thank you @David Gotsill, I'm now based in Tokyo but working with investors that want to access the Kansai market.  It's a fun time to be in Japanese Real Estate.

@Daniel Mills love the idea of having a Kansai meet up to discuss ideas and go over numbers.  I will keep following and when you are next up here or I'm down there, let's catch up.
