@Chris Walters, As I said, I looked for the deal for about 6 months... I found it on the MLS I have a real estate agent that would call me as soon as new deals came out, and I would go and visit them.

I totally agree it is very hard finding something with a good cap rate in Montreal, because it is kind of expensive espicialy for beginners like us...

That's why I chose to get my buy and hold on the south shore of Montreal. It takes me 4 minutes to get into Montreal. The other thing that helped me is that I was looking for something that needed alot of work put into it. When I am done (In 9 months max) I will refinance it and try to find another buy and hold that needs major renovations.

Hey, so my firstdeal is Longueuil. I looked around for about 6 months before finding it. 

I was looking in Montreal and the south shore area. I got a good deal as the seller wanted to sell it really fast but I had to redo the whole thing. My dad is a contractor so I didn't need to hire alot of people so I saved alot of money. So right now i am living on one side (a 3½) and renting the other side (6½) for 1100$ a month.

I still have to redo the place I am living and do some landscaping work. I think in 6 - 9 months I will start looking for my next deal when everything is done perfectly on this one.

How about you guys ? Are you investing in QC, Canada?

Hey I am new to the BiggerPockets community.

I am 23 years old and I bought my first property (A Duplex) a couple months ago. I have been doing alot of major work on it and it is now rented.

I am looking forward to do many more deals
