I’m still working on obtaining funds for my first investment and the only property I own is my own residence so you can practically call me “right out of the womb” new guy. As the new guy, all I got from this diary entry is “I want to make some quick money. I don’t have a plan or a real reason as to why I’m doing this but the market looks great.” So I guess I can thank you for reassuring me how important a plan is.

I'm taking on two jobs and trying to save up but didn't want finances to prevent me from starting as soon as I can. I'm definitely going to use my own money down the road. Jay Dean That was my main concern, whether or not I was able to pull any money from the refinance for the pay off. Thanks for the info.

Hello BP Members! This my first post. After being a member of BP for 2 years and soaking up as much of the priceless information on here as I can, I decided to finally get started on my investing journey. I will be taking the BRRRR route. I've read up a lot on the BRRRR method but one thing I can't seem to understand is where does the money (and interest) to pay back the private investor or hard money lender come from. I know there are rare occurrences of "no money down" investing and that as a new investor, I'll be giving away the majority of my profit, if not all.

Also, I would like to know your thoughts on approaching a private investor.
