I’m working on my individual goals for 2022. I’m curious how some of you keep track of your goals? I have a crazy schedule and find it hard to sit down at my desk. I’m sure the simple answer is to carve out time and be disciplined and with intention. But do any of you have tips or tricks for this? Merry Christmas everyone!

Pro 1, their staff, Monica, Tiffany (Owner), Wyatt and all of their loan brokers, are liars. They promised me they could close my refis in 2 weeks and my purchase within 30 days. That was in early January. They made me pay almost $3,000 for 5 different appraisals, which included RUSH FEES, and then didn't even use those appraisals, nor did they RUSH anything. Then, after telling me 8 different times that we were closing 'this week', they would get within a few days of closing and send me a completely updated list of changes and requirements that had no explanation. They are absolutely the worst communicators I've ever dealt with in the real estate investing business. They flat out lie to you and have no problems doing it. All of this occurred BEFORE we started seeing issues because of the Corona Virus. Once that happened, and we STILL hadn't closed, the list got even more ridiculous. I wouldn't recommend this company to my worst enemy, let alone someone I care about. This company is a joke. My realtor, the seller's realtor, my attorney and even their own loan broker here in DE had no idea what was going on during 98% of the process with this company. Most of us believe their investors don't have any money, even though they claim to. I presented them straight forward deals with a 795 FICO, many deals experience, and they couldn't close a few simple refinances and a straight forward huge equity purchase. I lost TWO deals because I trusted this company. Never again. Do yourselves a favor and RUN the other direction if someone tries to recommend them to you.

@jayden @daniel Thanks guys.  This is my first time doing a cash-out.  I wasn't aware that it wasn't affected by capital gains.  I was trying to avoid it.  Great info.  Quick answer.  I appreciate you guys.

Hey gang.  I was thinking about this and curious if its possible.  Has anyone done it?  I have properties under contract that I want to purchase.  Can I do a 1031 exchange on a cash-out refinance or does it have to be on a sale?  If I can do it, how much does doing a 1031 delay the process?  I'd like to do these refinances/purchases within 90 days.  Thanks!

I bought my primary residence with a 5.0% interest rate VA jumbo loan 8/2018. I am getting offers to refinance at 2.75%. My credit has dramatically improved since last year. Loan is $505k. Never done a refi on my primary before. Is it worth it to refi already? I know I'll save tons long term. Is there anything special I should ask? Any lender I should target to do a VA jumbo refi?

@Kyle Moore my STR was a BRRRR. I have not gotten to the refi stage yet but the STR is doing great these first two months. I am more than $1000 per month over the LTR numbers. I have a great relationship with a local credit union and I don't foresee a problem getting my money back out.
