Kevin Chen I am a painting contractor so I can do it for you. Without cabinets included in that estimate, its way too high.

If you're just starting out why don't you just find a general contractor who can bring all the subs for you. You may pay a little bit more but they handle everything in your project.

$3 sq. ft. for tile isn't a bad number and I'm sure people here will say they have guys on both sides of that number. I've seen $4 or $5 out here in PHX. I recently had my primary residence painted (walls only, I provided paint) and paid $1800. The house is 4300 sq ft so I felt I got a very good price as I had quotes as high as 6k for the whole house, no trim, paint included. Paint cost me like 1k. I wanted the doors painted (29 doors including closet doors) and they wanted between 2k-3k just for the doors so I painted them myself. 

I don't live in TX so I can't give any reference, but you can get on Yelp and look for some guys but make sure they know you're an investor or they'll try to charge you out the nose. Best of luck.

You are doing the right thing by posting, asking, shopping, and more shopping.  I never paid more than $150/room when I was flipping and had a handful of buy and hold units.  I have a small apartment complex now and I pay $450-600 for a color change for a 1000 square foot unit and $220 on the next turn with no color change (including SW paint).  This is standard in the apartment space in my area.  It amazes me what painting costs in other regions and for other investments.

I just do my own painting. It's time consuming but saves money.

Figure around $2/ft for 2 color interior wall, trim, ceiling, etc. No cabinets.  This is for DFW area. There is no way you will get this for $1/ft unless they just go in and shoot the entire house one color with no flooring and mask nothing.
