 got couple bids from general contractor. they charge 6k-8k for painting, $5-$6 per sf for flooring. i feel it is too much to pay for.

$3 sq. ft. for tile isn't a bad number and I'm sure people here will say they have guys on both sides of that number. I've seen $4 or $5 out here in PHX. I recently had my primary residence painted (walls only, I provided paint) and paid $1800. I wanted the doors painted (29 doors including closet doors) and they wanted between 2k-3k just for the doors so I painted them myself. 

I don't live in TX so I can't give any reference, but you can get on Yelp and look for some guys but make sure they know you're an investor or they'll try to charge you out the nose. Best of luck.

 quotes are varied a lot. I guess many of them don't care about job opportunity because of today's hot market.

thank you for the response. I am in Plano tx. so for house with 2,000 sqft, $4,000 would be fair quote? the house is vacant and they only need to mask windows. everything else will be replaced after the painting. I do need trims and doors to be white and walls and ceilings to be other color however. also, may I ask what color did you typically use for $310k house in this area? I saw many house with grey color which looks good. but I am not sure the name of the color. any idea? thank you very much!

I did some research and also found that most invertor paid around $1 per sqft of house. just can't find anyone to do the job.

the house is 3 beds 2.5 bath and 1 bedroom size office. walls and ceilings are gonna be same color. doors and trims are gonna be white. kitchen cabinets are not included in the quote...

hello folks

I just start my first house flipping project and really need some good/cheap tiling guy, painter, etc. the tiling quote I got is about $3 a sqft labor only. for painter, I got $4,500 quote for a 2 story 1950 sqft house for all walls, ceilings, doors and trims. are the numbers seem right? any reference will be appreciated!
