I am looking to do this type of investment also, converting manufactured home into real property on land. 

I will be using a land and manufactured home/ development loan. As far as real SFR homes being sold next to is in the 500k, will there be any possibility that the brand new manufactured home be sold in the same range as these SFR. Keep in mind that this manufactured home will have a porch and nice landscape and garage. In addition I will ask the developer to dry and make the manufactured home less manufactured as possible and closer to stick built SFR homes.

Hello everyone.

I was thinking about how Real Estate will be this year and the next with November's new presidential election.

How will that effect us investors, rates, the market, and the vaule of real estate.

I know in the past the Real Estate market drops during new elections. 

Is this the best time to buy before it's too late. I know this is the lowest in history on rates. Will that change pretty soon? 

I want some expert opinions on if I should buy before or after the election??

 These units are 1 bedroom, 1 bath. Total square footage is about 550 each unit which is really small. How much more rent can I really go here in San Diego, national city.

I will be using 3.5 FHA loan.

Pretty much negative cash flow and hoping for the property to appreciate. Not as I plannned but it feels as if I am underestimating what to expect such as repairs and expenses n what not.

I'm moving forward on purchasing a duplex. But I want to know some of your opinions.

Here is the break down from my agent. 

San Diego, california.

Purchase price: $328,000 (this includes my closing costs as well!)

Mortgage: $2,077/month

Rent collected: $2000/month ($950 and $1050)

Difference: $77/month which I will be paying monthly.

Tax Benefit: $440/month

Principle pay down: ~$500/month

So it will cost me $77 a month to cover the mortgage, BUT you get the tax benefit of $440 per month.

Is then a move forward deal.

From the looks of it there will be no cash flow. But will there be cash flow in a couple years?

@Elizabeth Colegrove amazing blog you have. I will definitely use some of your strategies for leasing a tenant. But overall great success story. So since i am new do you think it is good to purchase properties that are  distance away from home. i know its very expensive where i currently live but i also checked out homes from different city and states and there really cheap. i wanted to take approach on these opportunities.

thank you guys i will continue building my education. i will find network with some local investors.  So i am guessing purchasing a condo is a horrible idea.
