Thanks for the welcome and the tips!  I appreciate them!  I am slowly making my way through the podcasts as well as the Flipping and Estimating books.! I'm enjoying all, unfortunately this thing called work keeps getting in my way, taking too much time!  Once I've finished the first two books, I'm sure I'll devour the real estate rewind book!  I'm looking forward to that!!!  

I've definitely learned about University/Students markets!  I  have had tenants associated with the Universities in all of my rentals.  I work at Yale, so I've been able to build a fairly steady stream of renters in New Haven from the professional schools (Medicine, Law) grad schools (Management, Drama, Divinty) and hospitals related to the University.  College Markets produce many potentials, even if you don't want to deal with undergrads, or even grad students!  Faculty and staff, are often in town for 2- 3 years before they decide to buy in the area.  I've had some fantastic 2 - 3 year tenants!

Haven't been to any local REIA club meetings - will have to give that a try, for sure! Thanks! quick question - care to expound on what you meant here:

"Remember you don't have to own a property to control it."    I'm curious.

Hi everyone - My name is Kevin Brigham, and I live, work and own rental property in New Haven, CT.

 I've been interested in Real Estate for years, but have just found this site.  (Why didn't I find this when I was flipping houses full-time in 2005 - 08!  Oh, the mistakes I could have avoided, the $$$ I could have saved/made!  ) 

Besides CT, I own and manage properties in MA as well - Provincetown (tip of Cape Cod) and Northampton, my home town in the western part of the state.  Both interesting markets! 

I'm excited to peruse the site, learn as much as I can, and share what I've learned from my experiences.  

Interested in:

   Networking & meeting new folks who share an interest in Real Estate.  

Looking for:

   Fix and flip deals

   Buy and hold multi-familiy deals  (for income when I retire, some day!) 

   Funding opportunities
