Hi, Bigger Pockets family,

I am reaching out hoping to connect with other HML lenders that allow the opportunity for unlicensed brokers to team up with them. I belong to a large group of first-time investors, novice investors, and investors looking to grow their businesses through multi-family purchases.

I do work with 4 primary lenders, but with this said, the needs of some of my clients do not fit the requirements of these four. As a broker, I have sometimes exhausted contacts, leaving me having to be the bearer of not-good news.

I am a HML broker receiving many calls from the group that is looking anywhere from the small fix and flips to multi-unit - and sometimes commercial - deals, which I can do as well. Sometimes I can help, other times I can't, and still other times I can refer. Also, if there are lenders that assist with low Purchase Prices (<60K) or low credit scores (450) that would be a positive as well.

I hope to build, encourage, and invest in relationships.

Most are not legit. I think it's "click bait" for the new investors. I work with HML's and none will offer 100% lending, especially at 6% interest.
