Hi all,

Can anyone suggest a tool, resource or service that can tell me the duration or length of home ownership in a specific zip code?

It is my understanding that title companies can provide this information, but I’m looking for a more autonomous approach so I can play around with the data and maybe even scrub through various markets in the US.

@Iago Noya No worries. 

Frankly, don't hesitate to pick up the phone and call local brokers. Some will be more helpful than others, so call a few.

If it makes you feel more comfortable, try calling a small, local shop (check Yelp, etc) rather than a rainmaker at a national shop. A quick 5 minute conversation can save hours of online research and give you big picture guidance.

But do have some general criteria to provide, like I mentioned above, as well as your price point, so you're taken serious, but don't overthink it.

That's a pretty broad question. Some additional color on these points would be helpful to answer your question:

-Property type (ie. office, retail, multi-family, hotel, etc.)

-Property class (ie. A, B, C etc.) 

I'd suggest checking out market reports the national and local brokerage shops put out (ie. CBRE, Marcus & Millichap, VOIT, etc), research on LoopNet and/or call a local broker and pick their brain/have them send you comps related to the property types you're interest in (best approach IMO).

Hi all, has anyone hired and used a Broker of Record, whether it be a broker or attorney, to oversee agents/transactions for their real estate brokerage? 

If so, how was your experience? How many agents/monthly transactions did they see? How did you structure their pay?

Looking to hire one in California and would love to get more insight. Thanks!

Hi all, I'm based in the Los Angeles & Orange County, CA area and am interested in flipping homes.

I have one quasi-BRRRR deal under my belt.

About me:

-Former Fortune 50 Commercial Real Estate Banker, specializing in distressed assets (restructuring/modifying notes, pursuing guarantors, foreclosing on assets)

-Varying degree of experience in legal remedies (mediation, arbitration, bankruptcy etc.) with inside/outside counsel

-$500,000,000+ RE transaction experience from west coast thru the mid-west

-USC Business School Alum w/concentration in Real Estate Finance & Development

-Licensed REALTOR in CA

-Hands-on experience rehabbing real estate (full kitchen rehab, flooring, painting, spraying texture, removing load-bearing walls, bathroom rehab - have pictures from BRRRR project)
