@Evan DeVisser 6-12 months of reserves is very conservative. Based on BP podcast you should have a minimum of 2-3 months covered. 

Hello,

I am a new investor in the Grand Rapids area. I currently house hack a three bedroom condo in Grand Rapids I purchased in 2017. I am looking to pickup another property in 2019 but am constantly told to, "wait for the next downturn". It is difficult to say what the market will do in the next few years in our market however, I have 20k ready to put into my next deal. Should I pull the trigger on anything that cash flows $300+ a month?

Hello,

When investing in single family homes, what is the best cash flow calculator to use? Looking for some advice on being able to efficiently calculate cash flow when looking at deals!

Cash invested: $30,000

2 Bedroom 2 Bath Condo- House Hack

Close to local college and growing area

MLS- Negotiated the deal through my realtor during a seller's market

Lessons learned? Challenges?

Always take into consideration HOA fee increases when looking at condos. Make sure you know the total number of condos in the association and how healthy their funds are for Cap Ex.
