@Nick Zito go straight to the listing agent. Perhaps you are in a state that can do dual agency. That way the listing agent can get both sides of the commission. More incentive for the offer to make it through.

I am in need of a tax attorney who is familiar with notes, sdira custodian company, and the IRS.

I am in a tough situation between these items and need some representation and muscle lol. 

I am in California if that even matters these days.

Good question. I would like to know as well, how do you all collect rents while investing long distance?

@Jesse Graham i live in Toronto part time. We’ve invested in Moncton NB by buying an apartment kind distance. It has worked out great for us. There are numerous differences when it comes to finances etc. I learned ALL my real estate education in California, so there have definitely been some differences.

One of the best things we did to figure out the ‘Canadian-isms’ was attend local rei groups. This propelled us in terms of networking and referrals for our ‘team members’ and our core four.

(Ps - we are also investing in the states long distance)

Hello all.

I am looking for a recommendation for a Corporate lawyer who is Lic in Nevada. We have a corporation, registered in NV. We currently have a free and clear property in trust within FL. We need to consult with an attorney to Figure out what is required to paper our corporate file and the Trust file to show there was some type of documentation regarding the transfer of the shares.

We are purchasing properties in different states FL and MI right now, and may purchase others in other states.

Any help and recommendations are appreciated.

If you are using the 10bii calculator. The future value. (Fv) is the same as your loan amount. Just without the - sign.

Hi there, its a tough question because everyone’s needs are unique. Personally, I would work towards BRRRRs - you can get them in your market or out of town. While you live with your parents for a bit, you can work that capital and hopefully pull it out and do it again. Thats what i would do if I had 50k on hand. Best of luck.

Hello all!

I am looking for a mortgage lender within Canada. Moncton NB to be specific (or someone who lends there). Looking for a broker or a credit union avenue. I would love to hear any recommendations. 

We have a couple of properties we are doing brrrr’s on. 4plex and 6 plex.
