@Jacob Girard, i don't have any do's or don'ts.  Talk to your tenant base and figure out what they want, what they are looking for, what they absolutely won't go for.  

I am very deliberate about how I buy based on the market and the tenants I want to attract.  Check out this post I wrote a while back for Jacksonville, FL....

@William Huston, based on those goals you suggested and the amount of money you have saved, I would recommend holding. @Steve Smith suggestion to get a HELOC is a great one. Hard to do on investment properties but call a bunch of lenders and see if you can get one. You've got passive income going, and that is what you want. Now use some of the 150K to find another gem like this one to generate some more passive income...

@Caleb LaBelle, set a goal date to get it done.  Write it down, put it somewhere in your house that you look at regularly, and then post it here on BP.  There are literally thousands of people that will harass you until you get moving......  Good luck!

@Ignacio Linares, welcome to BP. You have come to the right place. Tons of information here to learn and tons of awesome people to learn from.  Step one, figure out a way to get the emotion out of the process.  Analyze 1000 deals, read 1000 books, listen to 1000 (or at least all 400 of the BP) podcasts.  Make it so it is science, not art...

@Joseph Miller-Hall,  write your goal down somewhere that you see every day, multiple times per day.  Yes, we all go through times like these, and these will pass, if you force them to.  Set your goals and get moving!
