@Paul Stout. Paul, I'm meeting with the owner of a mobile home park that would like to sell. I know the property needs to be turned around. How do you evaluate such a property to know if it is a good deal or not?

I have a question. when evicting someone from a trailer park where they own the moblie home and rent the space it sits on ( this is in texas ) how would that work? would you have to have the moblie home at the time if eviction and if so what type of company would do that? I'm not an expert by any measure, but I would think it would depend on the property. For example; if the roof needs to be replaced in 5 years your cap ex % would be higher than if the roof was new and had a 20-25 year life span. So if everything is new you should have longer to save for cap ex versus having to save a lot in a short time if everything needs to be replaced soon.

I just did my first bulk mailing last week. I had 1000 post cards sent out. I used yellow letters.com . I haven't made any deals yet but I'm going to keep doing it. Make sure you have a plan in place to handle a lot of calls, 7000 is a lot of mail. 

What type should you do? I think that would depend on your budget. Post cards are cheaper but from what I understand yellow letters have a higher response rate. I started with post cards and next month I'll send out yellow letters then the next month zip letters.  Good luck!
