What made me unsuccessful as a landlord is that I acquired too many properties at one time and it was a juggling act in regards to rehab and finding tenants that could afford the rent. There were so many "bargains" in regards to home sales and instead of purchasing one property, finding a tenant and once I have had the experience of being a landlord then purchase another property, I did the exact opposite. I bought 3 properties, had to borrow from Peter to pay Paul when it comes to rehab and once it was all said it done I could not find tenants in time. Needless to say I am one of the people who have added to the foreclosure crisis but it was a very expensive lesson learned. Once I am able to deal with and recover from all of the reprecussions that come with foreclosures, my plan is to purchase ONE investment property, obtain a tenant, become a landlord for a year and if things are working according to plan then I will purchase another.
