Market changes all the time.  Presently I'm buying condos in Edmonton.  Single family in Sask and multis in rural Alberta and Sask.  All cash flow strongly and should appreciate a lot in the coming few years with the flood of people moving to AB and SK.

I'm currently looking for a partner who would like to purchase a few condos in Edmonton.  I currently own several and know the city and market very well.  Downpayments are small there between 14k and 20k, with strong cashflow or 300-500 per door.  Just message if interested.

Hello. I'm a Canadian investor and was wondering if anyone is aware of companies or investors offering Turnkey Airbnbs in Kissimmee area? I have never done airbnb investing or US investing, so both segment and market are new to me. I have a few single family and small multifamily properties in Canada.

Hello everyone. I'm struggling to find a mortgage lender for inexpensive properties. I'm wanting to buy several single family houses in a neighboring province (Canada) and several lenders have now told me they have a 100k minimum mortgage amount. In my area every residence is well above that, so this is my first time running into this.

I have enough cash to buy 2 of these 25-40K houses, but I'd like to keep some reserves and future down-payment funds. Anyone know of lenders who finance these smaller mortgages?

I'm in Canada, but I would say 80 percent of my business in both rentals and cleaning comes from marketplace. I also like that I can see the basics of someone who is messaging me. 

As an example there was a person who messaged me who had a profile picture of them blowing meth clouds. Those are sometimes things that don't show up in a credit report....haha

Hello everyone. I'm wondering what avenue most investors have used to have greater influence in a negotiation.  Do you typically find the listing agent helps you negotiate more when they will get both sides of a commission or that having someone solely represent your interests gives you better leverage when you make an offer?

I am planning to buy 2 new properties soon and am debating whether to call the listing agent or select my own agent to represent me. Thanks so much!

For me a fridge, a washer, dryer and oven are always replaced or fixed immediately in a rental. I think dishwashers are less urgent. 

It sounds like your tenant is more than reasonable and I don't see why her moving out would have any impact on you fixing the basics of life for her. Buying ice is not a valid solution. Buying a used refrigerator is and then you've got a spare if the old one can be fixed.

I'd have a lawyer send a letter of notice. It costs almost nothing. In the letter state your intent to recover the funds outside of a court proceeding, but state you will proceed in court if a settlement is not reached. I'm Canadian, not American so I'm not sure that process is exactly the same, but that's how I would handle it. Your court costs will probably be more than half the amount he owes you, so anything over 50% of the lease would probably be your best outcome.
