I never understood the fancy car appeal.  I am a toyota fan myself.  :).  I recommend a book called The Millionaire Next Door.  I used to own a luxury car (inherited) and felt pressured to then have a lifestyle that fit the car... I miss the air conditioned seats!

I like what @Joe Gore said.  You have to show them what value YOU CAN GIVE THEM.  I know it is backwards!  They should be helping you, after all...but most people want to know that it will benefit them before they will spend time with you.

I am in the same boat as you. It seems it is all about who you know. You need to connect with people locally who (wholesalers and others) can show you deals before they hit the MLS. If they do this, you need to be able to act quickly.

I think you should allow pets for a fee.  I like what @Shane Pearlman said.  It will make it easier to find tenants.  Just make sure you have a hefty pet deposit and you should be good to go!

I like the fact that you plan to invest slowly and debt snowball.  I've heard of one too many REIs who put too many eggs in one basket and have lost everything.  With a diversified portfolio, you'll be fine!

You could always list it for sale or rent and see who bites at what price.  If it rents high enough, then rent it.  If you'd rather sell at a certain price, sell it.  If it doesn't sell, live in it...etc.

I would take the deal.  IF you are still unsure, I recommend the calculator that BP has.  It's offered to pro members but if I had a deal, I'd pay for it!

I am interested to see what others say. After you gain at least 4-5 properties, I would recommend meeting with an attorney that specializes in REI. You want to make sure at that point that you are covering all of your bases.
