@Christine Kankowski I understand the burden vis-a-vis showing the property, and given that it starts to make more sense as to why. If such a sales clause were to be included, can you give me any advice on what the commission should be in that case? Broker asked for 3%. Is that FMV?

I'm a new investor vetting PMs. One sent a proposed contract that grants exclusive right to sell to the PM if the property is listed during the contract duration. Is that common? Similarly, if I sell the property to a tenant, broker seeks 3% commission. Again, are these common clauses? Thanks for the feedback.
