I’m a new real estate investor this year (bought my first property in Jan: 7 unit apt Bldg), but have loved real estate for decades! My parents live in TN and have a rental in Virginia Beach. They are making $50 more than their mortgage. Repairs are well over what they are making. They owe $270 and should be able to sell for $330. I’m thinking it’s time to sell and invest locally in something that actually cash flows. (I think their main hesitation is simply the fear of change and not wanting to pay 6-10% to get out of it). Would appreciate any wisdom/experience/advice on the matter.

Just closed on first investment property, currently buy and hold. Doing minor updates. It’s a 1940s apt bldg. 3 sides have asbestos siding, the front is brick. 2 sides have siding on top of the asbestos. The back is still asbestos siding. I was planning on painting it. My repair guys suggested removing it and the pipes and things that are still there but no longer being used and putting siding (would involve the state). I want to do everything the right way but don’t want to spend money unnecessarily. If I took off the back asbestos I feel like the sides would need to be redone too or there is still the presence of asbestos. Is there a benefit to going through everything to remove the asbestos or is it best to just cover it?

I'm ready to purchase my first investment and live in Nashville, but not sure how best to start.  I have a pretty good chunk of cash to invest but relatively low monthly income.  Trying to figure out what the best start would be and what would be a good next step after that.  Should I buy a duplex that needs fixing and live in half?  Should I buy a single family with cash that is rental ready further out of town? Should I buy in Chattanooga where I could buy with cash and have higher cash flow?  Should I flip to get more cash to work with? Something else??  Thank you for sharing your wisdom and experience!
