I am a Real Estate Investor in the indianapolis market I also buy in Franklin, and Shelbyville.

You will be paid a $500-$1000 (depending on the size of the deal) commission by the date of closing.

All you have to do is go around your area take a picture and send the address and a phone number if possible, of any property you see to be in distress (bad condition) or if you know anyone in a distressed situation. @Mike McCarthy no mike i don’t have any one to get me proof of funds that’s the issue i’m rather young as well so i’m trying my hardest to wholesale with no money any advice?

Ok so as the title says im 17 Years old and i have been into wholesaling for a good 2-3 months now i learned a lot about the business and my closest goal currently is to get a deal before i turn 18.

What i need help on though is doing this with no money at all. I can’t spend anything on marketing and the whole earnest money situation i have to hope the seller won’t ask and if they do i can try and give it to them after the inspection so i can give my buyers earnest money to them. Other than all that, I want to try on market deals as well but i need a proof of funds for that and a up front earnest money so honestly I think i should put that to the side until i get my first deal unless any of you have any advice to help on that as well.

What i’m trying to say is that i have tried so many free methods and non have lead me to a deal yet. I tried fsbo,cl,public records, trying probates right now actually i will see how those go. Oh and my skip traces aren’t the most accurate because i use deal machine but it works some what.

Any advice on how I can accomplish my very first wholesale deal will be greatly appreciated and I will remember it for a long time thanks.

Im 17 years old and I have been trying to virtually wholesale it’s been interesting and i learned a lot but it’s difficult to do with no money. My issue is that I don’t have a way to get things like proof of funds because on market seems like such a great way to get deals and all the other things i tried barely even work such as zillow fsbo because there’s a good amount of scams on there.

Do you have any advice to help me get my first deal with a $0 budget because from what i see the first deal is the hardest so far and i need to break fast this barrier. I think getting a bird dog would help a lot but i don’t know how to find those well. Any advice would be greatly appreciated thanks.

“ON MARKET “can I give the earnest money after the inspection period and would my clauses on my own contract be approved by the agent how does the whole thing work on market?

Also would I need proof of funds and if so how would I get them?
