1. to BRRRR you probably have to buy a deal off market.  on market deals in general will not be distressed enough.

2. a good BRRRR isn't going to cash flow.

so - are you looking at off market deals?  do you know how you will fund the acquisition?  do you know how you will have the property rehabbed?  do you have a lender lined up to refinance?

 Thank you for reply.

I've been looking mostly on zillow and redfin. I've been looking for off-markets on Facebook groups lately.
I've prepared some acquisition funds.
I'm still lacking in research on rehab and refinance.

Hi, All. I want to start investing in BRRRR. I know that the first step is very important because I have already read the book.

So I would like to get some help from people who are actually investing.

I am aiming for a single family home or multi family home and I am constantly looking at properties around Austin TX.

I am looking north of Austin to Dallas and south of Austin to San Antonio.

However, Austin is not easy to find an investment property that generates cash flow considering the cost of rehab.

Can you give me some advice on my first investment?
