@Adrien C.  I'm looking to buy and hold currently, preferably multi-family.  I can handle something that needs a bit of work (cosmetic and minor repairs), but I'm not looking for anything that needs to be redone top to bottom.

Appreciate the feedback @Ryan Dossey and @Mike H.

Yes, I was referring to MLS mainly. It's good to hear that this has proven to be a good time to buy in the Midwest. I have a few properties on my radar which aren't currently occupied, so I considered that the seller may not want to hold it through all the cold weather when it isn't generating any income.

I'm not currently looking at any bank owned properties, but that is a good tip about banks wanting to get properties under contract before the end of the year.

Thanks again, I think I'll get in touch with my agent about having a look at a few of these.

With the holiday season here and holidays quickly approaching I'm wondering if I should hold off going out and looking at property until January.  My thought is that a lot of sellers may not accept lower offers if they think they can wait until the spring for a larger number of buyers with better offers.

I've heard a few people say the holiday season is a good time for buying, but I can't decide if I should do my best to put in offers before the end of the month, or wait until January if I want to start offering below asking price.

Any opinions on the subject or past experience with this would be a great help.  Thanks, and happy holidays!

Hi BP Indiana!

I'm still looking for my first investment property and I've been searching all over the place.  From Hammond to La Porte, Lowell to Michigan City, and so on.

I've noticed some multi-family properties for sale in Michigan City, IN that seem to be in decent condition, the numbers check out, and they are within walking distance of the train for an easy commute downtown.  I know Michigan City has a bit of a crime problem, but I'm not sure if it is a reason to stay away from the area if I'm looking for a lower priced first property for my portfolio.  I'm having trouble finding a comfortable medium between affordable property (for me) and reasonably safe community for my tenants.

If anyone with experience in this area could give me some advice it would be greatly appreciated!

Greetings BP community!  I've listened to the podcast for a few months now and joined the site a little bit ago, so I decided to start participating in the forums as well.

I've been interested in real estate for a long time now and my wife and I are in a situation where we can finally start acting on our goals in the next couple months.  I'm interested in starting off purchasing small multi-family properties as buy-and-holds, most likely beginning with a duplex at the start of 2016.  

My goal is to build a respectable portfolio under an LLC that could one day allow me to leave full time jobs and work for myself. I have dreams of starting with a small duplex, but snowballing into multiple four-units within a matter of years.

I'm also interested in making contacts in the area (or anywhere) to share advice, opportunities, or even some drinks!
