@Corey Smith I hope your test went well today! Thank your for the encouragement and info. At this point I am committed to moving forward with it. 

@Tim Angevine Short term (next 2 years) I would like to purchase my first home with my wife (and avoid paying some of the closing costs) and purchase rental property (outside of Seattle) to begin earning some cash flow. Long term I would like to build up a substantial amount of passive income through rentals, and develop a portfolio of flips as well. I have some experience buying foreclosures (college internship) and absolutely loved it. A part of me misses the excitement of deal discovery. How did you get started?

@Gabriel Amedee You're setting the bar way to high. I am compelled by the vast opportunity and intricacies there are to learn. It excites me that there is always more to learn, and in my opinion it seem like the best way to build a legacy.

I am in full time medical sales but am looking to get my brokers license with my wife to do a little side work after hours and on weekends. Mainly for friends and family. What would you recommend for someone just getting started in this? Am I biting off more than I can chew?
