@Robert Matelski is there certain area that you recommend? What do you consider good return in that market? And are you looking to buy and hold or flip? Sorry I ask a lot of question lol

Thank you for your response. What are your thought about invest out of state? Just feel like everything in CA are too expensive now and it's hard to find a property that cash flow with only 20 % down😩

Hello everyone,  I am planning to purchase my first rental property this year, and still debating between single family or multifamily.

As a first time investor, a lot of friend and family are recommending me to start with single-family first,  but if the price is almost the same,  would you guys choice single family or multifamily?  my goal is to build up my long term profile and have enough passive income to replace my job one day.   Also, 2 places I am looking at now are Cleveland, OH or Chicago, IL,  I was told that OH is more landlord friendly when it comes to eviction.    Does anyone have any recommendation?  I am based in Bay are so both place will be out of state for me and I will probably hire property management to run the place for me.   Thank you
