Post: Tenants that come with a duplex- No Lease in place

Closing on a duplex in two weeks and one of the units is still occupied. I have been told there is not a lease in place. Any advice on how to handle? Should I let him stay with new lease? Screen him as if he was a new tenant? Ect

Post: 2 Story Single Family Rental- Fire Exits

Looking to buy a 2 story single family home. I'm wondering if you have to have 2 means of exits will on the 2nd story. There are two bedrooms on the second story and just one staircase going up.

No they should literally be floating on top of the moisture barrier and not glued down. Once glued down they cannot expand/contract in temperature or humidity changes

If it is the laminate that pops together (usually looks like wood floor)

you do not glue them together. They are snapped together on top of a moisture barrier and are basically floating. One reason they could be buckling is the GC did not leave a big enough gap on the edge of the wall. They recommend at least a 1/4 inch on all side to allow for the expansion during hot weather. Not 100% sure if this is the problem, but defintely something to look into if it is this type of flooring. You could just pop off trim and see what the gap looks like.

From what I'm understanding you need the brokers license to manage other properties which I do not own. If I want to start a management business than manages properties other than mine I need to be appointed by a realty company or get my brokers license. Corrrect? Is it reasonable to get my sales/brokers license or attainable? I would like to avoid the realty company if possible unless it is the only option. Has anyone had experience in starting a mgt company? I believe I would be offering customer service far superior than all of the very large mgt companies.

Hi Everyone!

I'm looking for advice on how to find my first investor. I have a decent plan of how to attack rentals, but would like to partner with an investor. I am not a 100% on splits so I don't want to throw numbers out there, but I'm curious if anyone has any input in this topic. I would be more than happy to sit down and talk with someone about what has worked for them or any possible strategies they have found successful. I've been researching real estate investing for years now and thought it is about time I make my dream happen.

Hi everyone!

I'm looking to get some information regarding property management and what is required to start a management company. I know you need to have Sales License as well as Brokers, but how does the Brokers license work? Do you need to take the classes as well as test for both licenses? Do I need to be appointed through a real estate company? Also, where is the best place to attain these license? I appreciate anyone's help!
