@Mike D'Arrigo Like myself, I bought two of these properties but have salvaged what I can and is now renting out and cash positive. I have become more hands on and wanted to create and share each others network so we can move forward together.

Hello everyone, I recently was listening to the Clayton Morris podcast and he mentioned that he was able to get a HELOC at 1.9% for one year. I live in California and I have never seen this rate. My credit score is excellent (750+) so if anyone that lives in California finds this kind of rate, please let me know! Or does that rate only exist outside of CA? Kenneth

Thanks for this! I will take this into consideration when purchasing investment homes outside of California.

Hello Everyone, I am wondering why anyone planning to live in the Midwest would ever rent rather than just purchasing. I noticed that some of the more affordable houses there have mortgages ranging from $150-$400 (Indianapolis specifically in this case) but tenants would be renting for $600/month or more! It is significantly cheaper to purchase even when including property tax and other expenses, why would anyone rent? Best, Kenneth
Hello Everyone, I am thinking of purchasing a rental home in the $30,000- $50,000 range and would like to use a credit card to do it! I have enough cash but I think it would be nice to use some leverage to purchase several rental properties. I am also thinking I can get some credit card points as an added side bonus. There are some CC deals out there that offer 0% for one year, perhaps I can use that for a year before converting to a traditional mortgage. Thoughts? Best, Kenneth
