Post: How can I remove drywall dust from grout?

it is very hard to get it out. I suggest mixing a non sanded grout to a very liquid almost water consistency and squeegee it over the  effected grout. You can clean it up with a wet sponge afterwards. Sheetrock dust and compound dust just seems to get into every nook and cranny of the grout and is almost impossible to get out. I tried steaming it and hard bristle brush and it’s never perfect. Regrouting it with the watered down version of the grout will stain it back to the color you started with. Good luck!

if a tenant breaks my lease they are responsible for the lease until it is rented. If they are being considerate and giving adequate time for the old landlord to find a new tenant no harm no foul. I always verbalized with my tenants to give me minimum 30 day notice. If I don't fill the following month I will use the security deposit to make up for losses.  That being said, if they are just running away and using the security deposit as the last months rent then that shows their character and will reflect their attitude going forward. But if they exited without issue I would accept them. Since you have an open dialogue with the old landlord ask more questions to get a better feel. Good Luck. Go with your gut and their credit of course.

Post a rent demand as soon as legally possible. Don't wait business is business. In NY it's typically once they are late you give them a 3 day notice to cure and then you serve them with a notice of petition and a petition. Each state will vary. The ny housing courts have a do it yourself program that walks you right through it. Check your local housing court and learn your rights. Go on line I'm sure they will give you direction there. Also check your state statutes to see if your within your guidelines with late fees and grace periods. NY has no statute so late fees can start midnight of the first and there are no statutes on late fees. Check Cosy.co they may have your states statutes and guidelines.

A second FHA can be obtained if there's 25% equity in the condo and you have out grown the condo family wise or had to relocate because of your job. @Joe Fearless mentions this in one of his podcast. I'm sure you can google it and contact the person who gave him this info on one of his shows.

I never found brokers helpful either. That's why I pursued my own license to find my own deals. When a good deal gets listed offers start flying. If you give me en email address and all your criteria I can program you in to MLS as soon as something goes on the market or changes it will send you an email. Have you considered Ridgewood Queens? There's a lot of 6 family investment properties there. I also have a friend who's a broker there and may be able to give some info on properties that are about to be listed.

if the numbers make sense and you can qualify a tenant why not. Sounds good.
