  My “End Game” is to set my family up to do whatever makes them happy in their lives, without having to worry about the cost. Education, travel, investments, charity ect.. live a fulfilled life while I’m here , and when I’m gone.

I’ve been a member here on bigger pockets for a while now. After studying various books and on a multitude of platforms, I’m excited to get started investing in commercial real estate in my area. Single-family residence buy & hold investment in Brooklyn.

Purchase price: $17,200
Cash invested: $25,000

2bed, 2bath, Row Townhouse

What made you interested in investing in this type of deal?

It was a great way to get started for sub 30K.

How did you find this deal and how did you negotiate it?

On the MLS

How did you finance this deal?

401k loan

Lessons learned? Challenges?

A major challenge I had was finding reliable contractors that was willing to do what they say they were going to do in the timeframe that was set in the contract

@Robert D, it looks like the tstat wires are as follows, red/blu/brown (choose one,cap the others) for desired fan speed goes to the brown wire going to the unit. Orange wire from the stat to the L1(hot) goes to the blue wire going to the unit, if you want the fan to stay on continuously. Then, the black wire from the stat goes to the white wires that are tied together with the wire nut.

If you want the fan to cycle on and off with the heating or cooling, switch the black and orange wires from the stat.

Tstat. Fan

Red/Blue/Brown - Brown (only one)

Black. - White

(Switch these to cycle fan on/off w/ heat and cooling)

Orange. - Blue (hot)

Hello Robert, do you happen to know the Model and Serial #s for the indoor units? That 'light switch' looks like a safety on/off switch, not necessarily intended to control temperature. There should be a separate thermostat at/in or near the terminal unit that senses the temperature in each space. Send more info and I'll try to help you through this
